Hotel Cap Rate Calculator and Investment Analysis
Whether you’re buying or building, this calculator is only as good as the inputs you feed it. Before you trust any number it produces, read this on what actually makes a feasibility study reliable
Is the Hotel Investment Worth It?
A cap rate is a snapshot, not a verdict. I’ve watched the same number mean a great deal in one situation and a terrible one in the next. It depends on the market, the asset, and what’s driving the income.
A 5% cap rate on a coastal California or Manhattan hotel reflects scarcity, brand strength, and pricing power. That same 5% in a tertiary market is a warning sign.
Two hotels with identical NOI can trade at very different cap rates. Brand quality matters. Guest segmentation matters. OTA mix, labor stability, physical condition, and looming PIP exposure when ownership changes hands all matter. The cap rate tells you the price. The underlying NOI tells you whether that price is defensible.
This calculator doesn’t account for the things that actually protect capital in a downturn. Before I commit to a deal, I stress test NOI for a 30% revenue decline. I check debt coverage ratios (lenders typically require 1.3x or better). I look at interest rate sensitivity and the macro environment driving cap rate movement.
Real underwriting goes deeper. Rate strategy, comp set, renovation runway, operator track record, financing structure, etc. If you’re evaluating a specific opportunity and want a second set of eyes on the numbers, market context, and downside scenarios, contact me for an investment analysis.
Patience and discipline protect capital. There will always be another deal.
